Notary Fees

Notarial tariffs for the cancellation deed are regulated by Royal Decree 1426/1989. The base cost depends on the original outstanding capital of the loan (not the actual debt), and usually ranges between 90 and 200 euros for most individual mortgages.

Tax on Documented Legal Acts

Mortgage cancellation is exempt from AJD according to Article 45.I.B.18 of the Consolidated Text of the Tax on Property Transfers. However, it is mandatory to file the corresponding tax form (form 600 or its regional equivalent) with the exemption declared. The cost is zero, but the procedure is mandatory.
